Bentley UniversityJob Description SummaryPlans, assign and supervise work for the Mechanical, Electrical and Plumbing (MEP) in-house staff and outside contracted vendors. Manage business operations for the Trades Department, including managing the trades contractor services budget, performing cost analysis for repairs versus replacement, and soliciting bids for repairs. Responsible for the Energy Management Systems (EMS) as it relates to mechanical equipment. Ensures the EMS is functioning.
Essential Duties- Manage daily operations of the MEP Trades and associated contractors. Work with in-house HVAC, Electrical, Plumbing, and outside contractors as needed. These contractors include HVAC, Mechanical, Plumbing, Electrical, Commercial Kitchen Equipment, etc.
- Review current EMS programming and implement a standard operating procedure for equipment. Research current energy management standards and the needs of the user groups on campus to determine appropriate standard operating procedures.
- Use the Infor Work Order System to schedule, run reports, and create work orders. Review, issue, inspect, and coordinate work orders. Gather information for equipment and enter into Infor as necessary. Add new equipment, systems, and preventative maintenance procedures into the Infor system. Book all hours worked and procedures done on the equipment in Infor.
- Develop projects, budgets, manpower, trade utilization issues, inspection issues, and preventative maintenance schedules. Develop, design specifications, review plans and project management for major repair and replacement operations and maintenance. Develop and oversee PM and Contractor Services Budgets.
- Help develop preventive maintenance procedures (PMs) for all trades and electrical equipment on campus along with any other needed PMs. Working with external contractors and in-house trades and verify that PMs are being performed to the campus standard.
- Responsible for developing new PM procedures for contractors as necessary.
Other Duties- Troubleshooting and adjustments on Johnson, Carrier and WebCTRL.
- This position is responsible for management of outside contractors and in-house MEP staff, including union staff. This position also fills in for the Manger of Trades.
Minimum Qualifications- High school diploma or GED
- 5-7 years' overall experience in facilities, preferably in higher education, with an emphasis in facilities management processes.
- A minimum of 2-3 years of management experience required.
- Must be knowledgeable in design and operation of building mechanical and electrical systems.
- Knowledge of computerized maintenance management systems, developing operations and procedure manuals.
- Must have the ability to work in a highly technological environment utilizing Word, Excel, Powerpoint, Banner, Infor, Autocad, Cognos, and Kronos.
- Must have experience with blueprints, including the ability to read mechanical, electrical, and process flow drawings.
- Must hold and maintain a valid, unrestricted United States driver's license, with an insurable driving history as determined by Bentley's insurance carrier.
Preferred Qualifications- Bachelor's degree in Facilities, Mechanical or Electrical Engineering or related field.
Work Environment- There are times when this position will be subjected to construction site conditions such as extreme cold or hot weather. Loud noise (drilling, jack hammering).
- This position will work with Life Safety to identify hazardous materials in the field. This position will be required to be manager on call as per schedule.
- On-call duties performed on a tentative 10 week rotation. May be called at other times to resolve EMS, mechanical and emergency related issues when not on call.
- Must be physically capable of inspecting and supervising all aspects of a construction or a repair project work site.
